So you will not get any traffic on road.there will be a elevated corridor coming starting from rajiv chowk to sohna which will be completely signal free road. there are already educational institutes are present, transportation facilities, hotels, are already present & IT Sez’s , more hotels & schools are coming.this region will be providing more employment generation. So people prefer to go there since people are not getting the properties in the same budget in this budget.
The new gurgaon region is also one of the best region for the investment purpose since due to the nearer to Delhi & manesar .we call the sectors from 82A -95B as new gurgaon region.Although the region developing from the 8 years & not able to developed on the lines which it should be ,mainly because of two obstacles i.e dwarka expressway is not able to operational & toll is not shifted to another place but now the things are moving very fastly & government has declared that it will be operational till the end of 2017 year & also the work is already started on the dwarka expressway & also there are many positive news coming for the dwarka expressway as well as toll that it is going to be shift from the present location to bilaspur. So these are two great reasons now people are also going for this region. The dwarka express way region consists of the sectors from 99A- 115 which is nearest to dwarka, delhi . since the government is already announced that it will be operational till this year end. So it will also be good region to invest. There are properties at higher price if we go for the good builders like adani, ATS, shobha, godrej .etc. but the location is nearest to delhi & the airport due to which people are preferring to go there. Peoples want the property near to delhi as well as to airport & it is hardly around 5-10 km distance from the airport to projects on dwarka expressway. GOLF COURSE EXTENSION ROAD
Golf course extension road is already a developed location & one of the better locations to live today a person can dream after golf course road in gurgaon. Since the properties in this region are second most high priced properties available in the region after golf course road. so there are very good builders have their properties on golf course road like M3M, Adani, Ireo etc also so the people have good budget around 2 cr those only can go for this region since properties starting from 1.8 cr 3bhk . So the region is very good but not for investment purpose. So people are going for the properties in this region for the end use but not for investment since already a developed location & you will not get a more return on investment in this region. So it will be better to go for other regions if you want a property for investment purpose.
SOUTHERN PHERIPHERAL ROAD
Southern peripheral road is known as SPR road also is a very good location where construction is going on but mostly projects are ready to move projects. So people going for that region who wants ready to move apartment on good location. The location is nearer to sohna road which is already a developed location so every facilities are available like hospitals, schools, shopping complexes etc. so people are going for it. Although you can’t compare the prices of golf course extension road with southern peripheral road. On this road the properties starting from 1cr. These prices also will increase once the infrastructure will be better which is already under construction & will be completed in next 6 months. The SPR is operational, you can easily reach to NH-8 near toll with in 5 min but if you have low budget then you can go for south of gurgaon region & if want ready to move option you can go for SPR & dwarka express way region.
So if we have to suggest someone who wants to go for investment purpose or less budget then they should go for the developing location i.e. south of gurgaon or new gurgaon region. If they want some good location to live then they can go for gold course extension & southern peripheral road. dwarka expressway is also a good option but properties are on the higher side. So if you want good returns you should invest in south of gurgaon after that new gurgaon.
